You give your client a move-in date, and we hold it. Every scope you hand us comes back with a day-by-day schedule before demo starts, and we lock our slot in our queue the day we sign the contract — not the day the deposit clears. If a scope change comes up mid-project, we re-baseline the schedule in writing the same day, so the rest of the GC trade pipeline (paint, cabinetry, punch) does not have to absorb slippage on the floor-finish work.

Clean jobsite handoff

We leave the bath or kitchen the way you would want to walk your client through it. Demo debris goes out the same day, subfloor and substrate are left broom-clean at end-of-day for the next trade, and tile/LVP offcuts are broken down and bagged — not stacked in the corner. Punch on the tile scope is owned by us, not by the GC: if anything reads as a callback, we come back on our calendar, not yours.

We build the same way on every job: single-sheet waterproofing membranes behind shower walls (not felt paper and a prayer), full-bed thinset on every large-format floor tile (not five-spot), and expansion gaps at every perimeter transition where LVP meets tile. The callbacks we used to see on builder jobs — cracked grout at the curb, peaking LVP at a threshold, lippage at a doorway — go to zero when each install follows the same written checklist.

Scope categories we close from GC handoffs

Four scope types account for most of our GC sub-contract volume out of the KC metro: new-build bath tile, kitchen backsplash, and whole-floor LVP/LVT — plus mid-scope waterproofing hits we absorb into the same contract when a GC has already opened the wall.

New-build bathroom tile

What the GC sends

A primary or second bath in a new build or full-gut remodel, typically 40-110 sq ft of floor tile plus a 60-80 sq ft shower or tub surround. The GC has already framed the bath, run the rough plumbing, and is ready for waterproofing and tile. Single-trade scope — no cabinetry or fixture install in our contract.

What we scope and install

Single-sheet waterproofing on the shower walls (Schluter Kerdi or equivalent), full-bed thinset on the floor tile, and a pre-formed pan (PVC or foam) under the shower base. We do not sub the waterproofing out — it stays on our own schedule with our own written checklist. Typical 3-5 day install on a single bath, longer on a primary-suite shower if the footprint is custom.

What the GC sends

A kitchen where the cabinets are on the wall, the countertops have been templated, and the GC is ready for the tile line between countertop and upper cabinets. Often 25-45 sq ft of wall tile, sometimes a full-slab or notch-around-window layout. The GC usually does not want a tile sub on-site for more than 2 days on this scope.

What we scope and install

Two-day install from template-to-grout, with outlet-box and switch-box cuts made on the bench (not on the wall) so we are not chasing electrical pencil-marks mid-tile. We schedule this scope against the countertop install and the cabinet punch, so the painter has a clean substrate behind us when we wrap. Typical 1.5-day install on a straight run, 2 days on a notched or full-slab layout.

Whole-floor LVP / LVT install

What the GC sends

A whole-floor resale-grade LVP or LVT scope across one or two contiguous rooms, typically 600-1,400 sq ft. The subfloor is plywood or OSB, level to within 3/16" over 10 ft, and the GC has already handled the transition strips at the doorways. Single-trade scope — no furniture or appliance move-off in our contract.

What we scope and install

Floating-floor install with the manufacturer-specified underlayment, perpendicular to the long axis of the room, and staggered end-seams per the manufacturer pattern (not random). We acclimate the planks on-site for 48 hours before install and leave expansion gaps at every perimeter and at every threshold — the two details that decide whether the floor peaks at the doorway 18 months later.

What the GC sends

A GC has already pulled the trigger on a tile-and-subfloor replacement in a second bath, then opened the shower wall and found a saturated substrate behind the tile — black mold on the backer board, a rotted curb, soft plywood at the threshold. The GC needs a tile sub who can absorb the waterproofing rebuild into the same scope without re-contracting the bath.

What we scope and install

Scope a same-week shower envelope rebuild inside the original tile-and-flooring contract: demo to studs, replace the pan with a PVC pre-form, install a single-sheet waterproofing membrane, reset tile on the new substrate. We flag the subfloor reading in writing the day we open the wall so the GC is not surprised by a subfloor-replacement change order the day after demo. Typical 4-6 day install on the rebuilt shower, and the rest of the bath scope absorbs the slip without a new contract.
