First-look at bath and kitchen scopes

Your client gets a 48-hour priority slot on our schedule from the moment you send the inspection report. If the project is a single bath, we typically scope the same week; if it touches multiple rooms, we still lock in the inspection window in our queue before opening it up to the public pipeline. We do not shop your client against a generic lead — we treat the inspection handoff as a priority call.

White-glove client handoff

You stay involved in the project without having to babysit the tile crew. We send your client a written scope, a fixed-price quote, and a day-by-day schedule before demo starts; you get a copy of the same packet the day it goes out. If a scope change comes up mid-project, we route it back through you before re-pricing — your client hears it from us with your name attached, not the other way around.

Cracked grout at the shower curb

What the inspector sees

Hairline cracks in the grout line where the shower curb meets the wall, often with efflorescence on the curb face or a damp reading behind the tile when the moisture meter hits the threshold. Common in 15-to-25-year-old KC suburban tract-home baths.

What we scope and close

Scope a curbside tear-out plus a re-pan with a PVC-pan replacement and a single-sheet waterproofing membrane (Schluter Kerdi or equivalent). Typical 3-day install, no full bath gut unless the substrate reads saturated at multiple points.

Failing shower waterproofing

What the inspector sees

Moisture-meter readings above 20% at the lower corners of a shower wall, often with blistering paint on the adjacent exterior wall or a soft spot at the threshold that depresses underfoot. Usually presents as a tile-only retrofit from the street but is actually a full waterproofing failure behind the tile.

What we scope and close

Full shower envelope rebuild: demo to studs, replace the pan, install a single-sheet waterproofing membrane, reset tile on the new substrate. We flag the subfloor reading in our scope so the homeowner is not surprised by a subfloor-replacement change order the day after demo.

Water-damaged subfloor under a tub or shower

What the inspector sees

A soft or depressible subfloor at the threshold of a tub or shower, often noticed when the inspector walks the bath with a moisture meter and the floor flexes underfoot. Almost always a long-running slow leak from a failed pan or a cracked overflow gasket that has been wicking into the OSB for 12-24 months.

What we scope and close

Scope a tub-out or shower-out plus subfloor replacement back to the joists, with new blocking where the original was single-layer OSB over an open joist bay. We price the subfloor as its own line item up front so the homeowner sees the cap-ex split before demo begins.

Dated 90s tile on a sale-listing home

What the inspector sees

A bath or kitchen finished in 1990s builder-grade tile — 4x4 white wall tile, 6x6 beige floor tile, almond tub fixtures — that the homeowner has flagged for replacement before listing. Often paired with a dated laminate or vinyl floor in the adjacent bathroom corridor that visually dates the listing photos.

What we scope and close

Full bath or bath-plus-corridor tile replacement scoped against a listing-date target, with a one-page on-sheet timeline the homeowner can hand to their realtor. We coordinate the install window against the photographer and the staging walk-through so the project is in the listing photos by go-live.
